65 Ha Hill Country Farm, 2 homes and a Trout Fishing River (NZ$ 600,000 plus GST)

About 30 minutes drive on State Highway 0 2 from the city of Napier and 20 minutes from Napier airport this interesting 64.5 hectare (160 acre) hill country pastoral farm offers many possibilities.

The location is Tutira and only about one minute drive from uniquely beautiful lake Tutira, famous in Hawkes Bay as a wildlife reserve and renowned for its prolific, year round trout fishing. The property has as its Western boundary a mountain fed stream; the Waikoau River, also an outstanding trout fishery, but not easily accessed other than through this farmland. As a consequence this river is only lightly fished.

This is a true hill country farm with at least 70% being moderately steep hill, a balance of medium hill and a small proportion of gently undulating land adjacent to the two homes and the woolshed. The soils are in part strong fertile limestone derived soils and on the west side of the property they are papa based. The Tutira area has a good well distributed rainfall pattern and is considered to be normally summer safe with low risk of summer drought. This is ideal country for cattle and especially for Perendale sheep production as was demonstrated this year by our vendor who achieved 130% lambing with his flock in a season badly affected by drought in most other areas of Hawkes Bay.

There are two homes on the property. The original homestead is likely to be up to 100 years old but has been extensively added to over the years. It has modern concrete piles, a relatively new roof and has considerable character but would certainly benefit from extensive redecoration inside and out. The gardens, rockeries, lawn tennis court and the extensive tree plantings are exceptional, reflecting successive generations of the loving care and dedication that have gone into this home. The house has four bedrooms and a sleep-out.

The second home, probably 1960’s in origin was originally the shepherd’s residence. has three bedrooms, kitchen and a large open plan living room opening onto a balcony with views over the farm, plus garaging. It is sound and comfortable but would also benefit from some renovation.

Other buildings on the property are a two stand woolshed constructed of heart Matai timber with corrugated iron cladding and a 4 bay implement shed. The woolshed stands on the original native timber piles and definitely needs re-piling and other more minor repairs, but is otherwise very sound, inside and out.

The property is offered with high quality post, wire and batten boundary fencing however internal fences need attention. The major weed problem are clumps of blackberry, through the property which have generated from recent times following measures implemented to control wild goat populations for the benefit of local forest owners, however these are easily accessible for spot spraying and could be economically eliminated.

This property has great potential as a serious and profitable lifestyle running easy care Perendale sheep as the property has the potential with its summer safe climate to fatten all lambs on the property. It has great potential for development as a fishing lodge or accomodation given the great river and lake fishing on or near the property.
